INSPECTION SCHEDULE
SLAB HOMES & SLAB ADDITIONS
The permit holder shall call 803-222-9495
x204 to request periodic inspections of the work as it progresses. 24 hours
notice should be provided prior to each inspection.
Work shall not progress beyond the point
indicated in each successive inspection without first obtaining the approval of
the Building Official. Any portions that do not comply shall be corrected and
shall not be covered or concealed until authorized by the Building Official.
The following is an outline of the different types of
inspections the Town of Clover provides and a schedule of when they are to be
performed throughout the construction process as required by the International
Residential Code.
1.
Under Slab Inspection
To be made after all forms have been placed, all electrical, plumbing and/or
HVAC equipment is installed and before any concrete is placed. The
plumbing and sewer service, and distribution lines and drains shall be left
uncovered and ready for leak inspection. Drain lines must be filled with a 10'
column of water.
2.
Slab Inspection
To be made after all footings are ready, forms have been placed, all crushed
stone, and all reinforcing steel with supports are tied and/or all welded wire
fabric is installed, when required, and before any concrete is placed.
The vapor retarder shall be installed prior to the inspection.
Exception: An inspection is not required for driveway
slabs, at-grade patio slabs, walks, etc. which are considered non-habitable
spaces.
3.
Sheathing Inspection
To be made after the wall & roof sheathing is installed, but before any vapor
barrier is installed.
4.
Moisture Barrier Inspection
To be made after the wall moisture barrier is installed, but before
any siding is installed.
5.
Rough-In Inspection
To be made after the roof, wall, ceiling, and floor framing are complete with
appropriate blocking, bracing and fire stopping in place. To be made after all
parts of the electrical, plumbing, heating/ventilation, or cooling system that
will be hidden from view in the finished building are in place, but before
any wall, ceiling finish, or building insulation is installed. Material
storage shall not inhibit an inspection of all walls. The following items
should be in place and visible for inspection:
a.
Pipes (waste pipes filled with water to a height of 10' or filled to the
highest fixture / supply pipes pressurized)
b.
Wiring
c.
Chimneys and vents
d.
Flashing for roofs, chimneys and wall openings
e. Insulation baffles
f. Bathroom vent ducts
Note: Gas systems to be tested at 10 psi.
6.
Insulation Inspection
To be made after an approved building framing and rough-in inspection, with
all insulation and vapor retarders in place, but before any wall or ceiling
covering is applied.
7.
Permanent Power Inspection
When all circuits have been completed, electric panel(s) completed, circuit
breakers installed, lighting fixtures installed, receptacles and covers in
place. Disconnects, HVAC equipment (can be delayed), etc. are installed and the
house is ready for a power connection at the meter.
8.
Final Inspection
To be made when construction is
essentially complete. When all appliances and plumbing fixtures are installed
and HVAC systems are operable.
9.
Other Inspections

If
the plumbing service and waste line connections were not made initially, they
shall be left uncovered and inspected prior to the CO.

The
code enforcement officer may make or require any other inspections to ascertain
compliance with the Building Code and other laws of the Town of Clover.
Note:
concealment of systems or components prior to being inspected will result in
extra costs to the contractor in removing the materials or hiring of specialty
firms, such as engineers, to otherwise demonstrate compliance.
